In short: Non-compliant waterproofing, missing steel in slabs and defects noted at the handover stage.

The build

A new home in the Blue Grass area was the subject of one of our stage inspections. The task was to check compliance with the approved drawings, the NCC and the QBCC Standards and Tolerances Guide, not just to look at the finish.

Stage one checks

Slab steel was not installed according to the engineering drawings in some areas. The waterproofing membrane was incomplete and had laps less than the required width.

Structural compliance

Wall ties and roof truss bracing were missing from several bays. The roof structure was not anchored properly to the walls.

The final inspection

Signs of wear were found during the handover inspection. Windows were scratched and the driveway had uneven joints.

What the report includes

It identified the specific non-compliance, referenced the relevant standard and outlined the required repairs to satisfy the regulator.

Written by our local inspection team from work carried out in Greenbank. Licensed building practitioners.
